You can reach Seth via e-mail/text/cell phone, he can send and accept scanned documents, and his replies are usually very prompt. This may seem small, but when it is eight o'clock at night and the seller needs a signed paper first thing in the morning, you will come to appreciate the fact that Seth understands .pdf files.
